Emergency repairs should be reported using this number: +44 (0)141 556 3500.
A genuine emergency is where the repair cannot wait until the next working day. If the repair is considered not to be an emergency, the tenant may be liable for any costs incurred if there is no risk to health or safety, the security of the property or the structure of the building.
Emergencies:
- Total loss of power, not related to a localised power outage in the area, or fuses in the electric cupboard. Before reporting check there is not a localised power cut in the area with the utility supplier, check fuses in main board in the property.
- Total loss of water, not related to a localised issue externally (or internally within a flatted development) and after checking the stop cock is open. Before reporting check that there is not a localised issue that has caused the loss of water, check that all stop taps are open.
- Water leak that cannot be stopped by isolating an individual tap and would result in all water in the property being turned off (excluding third party works)
- Main door that cannot be locked due to lock failure (not due to loss of keys). Loss of keys is not considered an emergency.
- No Hot water and no heating – are not considered an emergency, water can be boiled and temporary heaters can be obtained and utilised until they can be restored.

Please note that loss of hot water or heating are not considered to be emergencies, given you can boil water and use an electric heater until reporting the next working day.
Anything relating to the fabric of the building should be highlighted to the factor in a flatted development (lifts, common parts, parking, door entry systems, or bins etc) as these are not the responsibility of Be-Rented.
